Securing an Airport Lounge Fit-out

The Opportunity
A Saudi Arabian airline was preparing to open a premium airport lounge at a principal international airport in the kingdom. The brief called for a 2,000 square metre space designed to accommodate approximately 370 business class guests, with interiors conceived by a North American multidisciplinary design studio known for high-end hospitality work.
The design translated Saudi hospitality traditions into a residential-inspired sequence of interconnected rooms — reception, dining, café, library, private rest areas and sleeping pods — using natural materials including limestone, oak and bronze, with a circadian lighting system calibrated to shift through the day. The fit-out scope covered interior construction, bespoke joinery, specialist lighting installation and coordination with the designer’s custom furniture and wayfinding packages. Tolerances were tight. The lounge had to be operational before the airline’s operational launch.
The project attracted strong interest from regional and international fit-out contractors. Several had existing relationships with the airline’s programme management team. The procurement process required contractors to demonstrate both technical capability in high-specification hospitality interiors and the ability to deliver within a compressed programme tied to the airline’s launch schedule.
Our Role
We identified the opportunity at concept stage, before the fit-out package had been tendered, through our monitoring of the airline’s construction programme and its published procurement pipeline.
We positioned a European specialist fit-out contractor with deep experience in luxury hospitality interiors but limited presence in Saudi Arabia. The firm had delivered comparable lounge and hotel projects internationally but had no relationship with the airline, its programme managers or the design studio.
Our work covered procurement registration with the airline’s vendor management platform, preparation of a credentials package tailored to the evaluation criteria, stakeholder mapping across the airline’s guest experience division and the programme management consultancy overseeing delivery, and structured introductions at the right level within both organisations. We supported the technical submission, ensuring the contractor’s methodology, programme and reference projects addressed the specific requirements of the evaluation panel.
The Outcome
The contractor was awarded the fit-out package. The lounge opened in early 2026, ahead of the airline’s scheduled opening.
The appointment gave the contractor a reference project in Saudi aviation hospitality at a moment when the kingdom’s aviation expansion programme is creating a pipeline of comparable opportunities. The relationship established with the programme management consultancy has since led to discussions on further packages within the airline’s airport lounge rollout.
